Just completed a legionella risk assessment of an apartment in Lichfield. As with all rental properties, the property needed to have a valid and up-to-date legionella risk assessment in place.

When inspecting the property, we established that providing it is serviced annually, the hot water system was itself considered to be low risk as was the cold, as it was fed directly from the mains. However, any system containing water has the potential to harbour and grow the legionella bacteria (for example when the water isn’t in use for a period of time) and the fact that there is a shower presents a high risk of any bacteria present being inhaled by tenants.

The legionella risk assessment report will be issued to the landlord and will advise what they can do to the system (if anything) to reduce the risk of legionella growth and exposure. The report also provides advice for the tenants on what they can do when using and cleaning the system on a day-to-day basis to limit their risk of exposure.
